Development Information
The Residential Aged Care facility comprises quality, light-filled spaces to accommodate a range of recreational activities and high-end care. A number of communal lounges and dining areas form comfortable, safe and secure environments for residents to feel connected, dignified and well cared for.
Nestled within considered landscaping and greenery, the ground level courtyard forms a comforting space for dining, socialising and recreation. Residents can enjoy an elevated experience of daily activities by enjoying them in the outdoors, encountering the benefits of exposure to sunlight, fresh air and nature.

The State Significant Development Application for Pathways Rose Bay was submitted to the Department was lodged with the Department of Planning, Housing and infrastructure in mid-2026, and is currently being assessed.
Amara Rose Bay will provide 74 independent living apartments, alongside 39 Pathways Rose Bay residential aged care suites, offering the opportunity to age in place with greater choice and support over time.

Community consultation
Consultation with the Rose Bay community has informed the development of the State Significant Development Application. During 2026, we engaged with site neighbours, the wider local community and potential future residents of Amara Rose Bay to identify key issues, community concerns and local priorities for development in the area.
A range of technical studies were completed to inform the SSDA, responding to community feedback around issues such as traffic, parking and local character.
A detailed groundwater and geotechnical report was prepared that responds to community concerns around ground stability, dewatering and potential dilapidation issues.

Project design
- The proposed development considers the needs of an ageing demographic, community, quality, landscape, adaptability, connection and accessibility at its core, with an overall aim to deliver a high-quality seniors precinct comprising a range of luxury apartments and an excellent aged care facility.
- Spaces cater to the assorted rhythms of daily life, with invigorating gym and pool facilities alongside tranquil sanctuaries for rest and reflection.
- The proposed development forms itself with the ageing community at its centre. With consideration to the needs of this demographic, the design incorporates accessibility, natural light, connectivity and safety to cohesively generate a high-level residence and aged care facility.
- Framing the corner of the site is the piazza, a welcoming outdoor space that promotes social interaction between residents and neighbours, advantageous to the holistic wellbeing of elderly residents.
